General specification
 

 General

 This section is more of a discussion document, and is given to illustrate the standard of build.  Please refer to the Technical Specifications given within the data for each property, to ascertain what is included for that particular property.  If you have any queries then please contact us for an explanation.

 

Structure and Floors

 A reinforced concrete structure, with floors, designed to the appropriate codes and standards for seismic resistance.

 

Roof 

We offer, in accordance with the particular house design, pitched roofs, flat roofs, and sometimes a combination of both.  Some roofs are reinforced concrete, pitched or flat, and some are timber pitched or flat.  Timber pitched roofs are introduced into a design for aesthetic reasons, with the underside clad in timber boards, which are stained and varnished.  The ceilings are, of course, sloping.

Pitched roofs are waterproofed and always covered in clay roof tiles, available in various styles and colours in accordance with the drawings.  Flat roofs invariably are introduced to a design to form a roof level viewing platform, in which case they are always waterproofed and covered in ceramic tiles.  In other cases flat roofs are introduced for aesthetic reasons, and are not designed for access.  These roofs are waterproofed only.  Ceilings to flat roofs and the underside of first floor slabs, are flat and given a smooth artex type coating, with white emulsion paint finish.  Reinforced concrete roofs generally do not have rainwater gutters and pipes, the water is allowed to run off the projecting tiles to the ground.  This is quite normal and is in fact the accepted standard.  Timber roofs can not be treat in this way as the exterior timber fascia boards would suffer with the dampness, even as they are protected, so rainwater goods are always used on these properties. 

 

Walls  

External walls are constructed from 250mm thick perforated terracotta blocks.  In certain cases these are plastered externally in sand and cement with either a coloured spritz or grafffiato finish.  In other cases natural stone, up to 200mm thick, will be applied to the external walls, in a style selected by the architect.  Lintels over door and window openings will either be stained and treated solid pine or stone.  Some properties will have their walls constructed in one way or the other, or be a mixture of both.

Internal walls are from 100mm thick perforated terracotta blocks and plastered in sand and cement.  All internal walls are given two coats of matt finish emulsion, colour magnolia, with colour choice where properties are not yet built

 

 Floor Finishes

 Ceramic floor tiles, with ceramic tile skirtings.  Where properties are not yet built, we will give you the choice of colours, within the stated price range.

 

External Doors and Windows

 All stained and treated Swedish Pine, or timber faced aluminium.  All double glazed.

 

Internal doors and Frames

 All stained and treated, panelled Swedish Pine.

 

Fireplace

 Purpose built natural stone open fire

 

Carpentry

 All as described in the property details

Central Heating

 All houses are fitted with the provision for central heating.  This is pressure tested pipework to a boiler location, and to radiator locations.  This to allow any client to a) decide if they need central heating, dependant on type of occupancy, permanent or occasional holidays b) decide on fuel type c) use a/c units.  It is a simple matter to complete a heating installation at any later date.  We plan for c/h boilers to be installed in the pool pumphouse.

 

Air Conditioning

 The provision for air conditioning is installed.  This is electrics and pipework.  This is to allow choices to be made at any time in the future about whether to have a/c or not.  If so then it may be installed.  Some clients do not wish to have air conditioning. 

See Central Heating, for short term occupancy certain clients may decide that the a/c will be a sufficient heat source.

 

Electrical Installation

 Very similar standards to the UK, and well inspected by the Cyprus Electricity Authority.  We include for the usual array of power and lighting points inside, with a couple of external power and lighting points. Light fittings are not included.

 

 Kitchen

 We include well made kitchen cabinets, with granite worktops, unless otherwise stated.  All doors are solid Swedish Pine, panelled, and stained.  We allow for the usual range of kitchen equipment.  We do not include for equipment items, but  will fix the items you supply us with.

 

TV Installation

 We allow for the provision for aerial cable to be installed.

 

Swimming Pool

 All our swimming pools are 8m x 4.5m and are a “reinforced concrete box”, not a sectional pool set on a concrete base.  The pool liner is upvc.  The pool pumps will be located in a separate building, large enough to accept a central heating boiler.

 

Drainage and Irrigation

 Drainage, particularly traditional Cyprus drainage is a problem for a lot of Europeans.  The traditional drainage requires the toilet paper to not be flushed down the drains.  In addition to this, traditional septic tanks do not effectively dispose of the sewage.

We fit three stage bacterial acting septic tanks, with a waste water storage tank, which accepts the overflow from the septic tank, allowing the water to be used for garden irrigation.  This method reduces any health risks that may be present where partially treated sewage is not properly treated or effectively drained away.  You will also be pleased to know that you may flush the toilet paper down the loo.
